Council demands title documents, warns of legal action over alleged unauthorised occupation of government property

Abeokuta North Local Government Area of Ogun State has reiterated its 15-day ultimatum to individuals, businesses and other persons occupying or laying claim to portions of its land at Ita-Oshin Motor Park, directing them to present valid documents to substantiate their claims or risk legal action.

The council, in a reminder to its earlier press release issued on August 27, 2026, urged all affected persons to appear before the appropriate authorities and establish the legitimacy of their occupation of the disputed property.

According to the local government, the directive is aimed at verifying ownership claims, addressing alleged unauthorised occupation and ensuring that public land under its control is properly protected and administered.

The council maintained that the land in question belongs to Abeokuta North Local Government, stating that it possesses relevant documents, including a Certificate of Occupancy (C of O), to support its interest in the property.

It expressed concern over the alleged unauthorised occupation and development of portions of the land by some individuals and business operators without the council's knowledge or approval.

Among the developments identified by the local government is a petrol filling station reportedly operating on the premises, which the council alleged was established without its authorisation.

The local government, however, has called on all persons who occupy, develop or claim ownership of any portion of the property to report to the Abeokuta North Local Government Secretariat, Akomoje, with the necessary documents for verification.

Such documents, according to the council, should include title deeds, relevant approvals, receipts and any other verifiable evidence capable of establishing a legitimate interest in the property.

The reminder requires affected persons to comply within the 15-day period stipulated in the earlier notice of August 27, 2026.

The council also appealed to individuals and businesses who may have legitimate interests in the land but whose documentation or occupation has not been regularised to take advantage of the opportunity to present their cases for proper assessment.

It explained that such claims would be subjected to appropriate verification, after which necessary action would be taken in accordance with applicable laws and regulations.

Council Threatens Legal Action

Abeokuta North Local Government warned that failure to respond to the notice or satisfactorily establish a legitimate claim to the property could attract legal consequences.

The council said possible measures could include the termination of unauthorised occupation, removal of unauthorised structures where legally permissible, and other lawful steps considered necessary to safeguard its property and interests.

It consequently urged all affected persons to treat the notice with the seriousness it deserves, stressing that compliance would help prevent avoidable disputes and legal complications.

The council's position underscores its determination to address alleged encroachment on public land and strengthen accountability in the management of government-owned property.

Protection of Public Assets

Reaffirming its commitment to public asset protection, the local government stated that safeguarding properties belonging to the council remains essential to ensuring that such assets are preserved for the benefit of the people.

It further emphasised the need for proper land administration and compliance with established regulations governing the use and occupation of public property.

Members of the public, particularly those with interests in the Ita-Oshin Motor Park land, have therefore been advised to take due notice of the directive and act accordingly.

The development places the responsibility on affected occupiers and claimants to provide documentary evidence supporting their claims, while the council maintains that it will pursue appropriate lawful measures to protect the property.

As the verification process unfolds, the presentation and examination of relevant documents are expected to be central to resolving competing claims and determining the legitimacy of existing developments on the land.
